


Berwick WorkSpace offers tenants flexible ‘easy-in, easy-out’ terms, only requiring the payment of a deposit equal to one month’s licence fee, one month's licence fee and key deposits. Additional services such as photocopying, faxing and postage are charged separately, as are charges for heating in each office (which is billed on a quarterly basis). Local Authority business rates are payable directly to Northumberland County Council.
Businesses must provide evidence of their public liability insurance and any other special or mandatory insurance that their business operations dictate, including for example employers’ liability insurance if they employ staff.
Licence agreements can be finalised within five working days after a successful application, providing suitable office space is available for rent. Licence fees include:
Individual offices have their own, independent electrical installation and are pre-cabled with Cat5 structured cabling. They are also cabled for telephone services and although this is not supplied, assistance can be given in sourcing a provider. Offices are also locked individually and there is a CCTV system and intruder alarm installed in the building. Shelving and pictures can be put up but the fabric of the office must not be affected by this.
Businesses can rent a maximum of 2 units and may continue to be located at the WorkSpace whilst they continue to grow and develop with the assistance provided.
