Q. How can I rent an office at Berwick WorkSpace?

At Berwick WorkSpace our aim is to provide an environment that encourages and supports businesses to develop and grow. We talk to everyone who wishes to apply for space at the centre to assess how we can support you in this process. If Berwick WorkSpace is the right environment for you, you will sign a rental agreement called a License. You will also need to pay the current month’s rental fees (called Licence Fees) before moving in.

Q. Is there a deposit to pay?

Yes, our deposit is equivalent to one month’s Licence Fee, which is also payable in advance of moving in.

Q. What does my License Fee include?

Your Licence Fee includes:

  • The rental of your high quality office space
  • Supportive business community
  • Access to business support services
  • Reception services
  • 24 hour access
  • Free Internet access in reception
  • Building Maintenance and Insurance
  • All cleaning of communal areas

Q. How long am I committing myself for when I sign the license?

When taking an office at Berwick WorkSpace, you are only committed for one month due to our flexible terms.

Q. How long can I stay at Berwick WorkSpace?

As a business incubation centre, Berwick WorkSpace provides a unique environment to allow your business to grow, and once we have enabled you to fulfil your potential, we will assist you in finding move-on accommodation, but at a pace to suit you.

Q. Is parking available at Berwick WorkSpace?

We have an allocation of 2 disabled parking spaces on the site, which are approximately a 50m walk from the main entrance. There is no other on-site parking, but due to our prime location, any of the town centre car parks are within a short walking distance. The nearest car park is on Walkergate or Church Street.

Q. Are there any other costs?

There are additional services at the centre, such as photocopying, faxing and use of meeting rooms, which do have a charge associated with them. There is an electric heater and individual meter in each room and your usage would be billed to you on a quarterly basis. Please contact our Customer Service Team who can provide details of the full range of services available and our current price list.

It will also be necessary for you to provide public liability insurance and any special insurance your business operations may dictate.

Q. Are telephones and broadband included?

Each individual office is cabled and ready for telephones and a broadband connection and we can assist you in sourcing a provider of these services.

We have two Internet stations in our reception area with free access to the Internet.

Q. How soon can I move in?

Following a successful application, a License Agreement can be arranged within five working days. This is subject to a suitable space being available.

Q. Can I alter my office?

Your office will be decorated and carpeted for you and have its own electrical installation. You can add shelving, pictures etc. although you must not affect the fabric of the structure.

Q. How secure is my office?

All offices are individually locked and secured. In addition, the building has a CCTV system and an intruder alarm.
